HBR Layout is a Bangalore Development Authority (BDA) layout of independent houses and sites in North-East Bangalore, between Kalyan Nagar and Nagawara and about 2 km from Manyata Tech Park. It is laid out in five blocks around the BDA Complex, and its wide roads and full-size plots are why sites here ask more than in the private layouts around it.
GCR has handled 92 HBR Layout listings since 2015 — more than half of them BDA and private sites. One thing to know first: HRBR Layout, on the Kalyan Nagar side, is a different BDA layout, and property portals often mix the two up.

Today’s figures are asking prices — the lowest for comparable homes inside HBR Layout, not the average — and we left out listings that portals file under HBR Layout but are really in Thanisandra, Horamavu or further out. Site prices are wide because the plots are: a 40×60 BDA corner site near the metro and Manyata is a different product from a 30×40 private site in an inner block.

Is HBR Layout a good area?
For the right buyer, yes. HBR Layout works well if you:
- Work at Manyata Tech Park — about 2 km by road — or along the Outer Ring Road.
- Want a BDA site with a clean allotment chain, or an independent house on a full-size plot with wide roads.
- Can wait for the metro: HBR Layout station on the Blue Line is being built inside the layout, near the 5th Block, and is expected around 2027. Nagawara on the Pink Line is about 2 km away.
Weigh these before you commit:
- Flooding in low pockets. Some streets flood in heavy rain when the storm-water drains back up — residents of the 2nd Block reported water entering homes in 2020, and the 5th Block was among areas flooded in May 2025. See a house or site after a downpour, and ask the neighbours.
- Price. BDA title and the location make HBR sites some of the dearest in this part of the city; nearby private layouts in Hennur and Horamavu ask less per sq.ft.
- Traffic. Hennur Main Road and the Outer Ring Road junctions at Nagawara and Kalyan Nagar are slow at peak hours.
The blocks, and where to look
5th Block and Telecom Layout
The northern end, nearest Manyata, Nagawara and the new metro station on 4th Main Road. Many of the 30×40 and 40×60 BDA sites GCR has handled are here, along with Telecom Layout next door, and flats such as Sambrama Enclave. Ask the most per sq.ft — and check the street for flooding.
2nd, 3rd and 4th Blocks
The established middle of the layout around the BDA Complex: mostly independent houses, some rebuilt as small apartment blocks, and occasional resale sites. HMR Purple Elite and Regency Magnum are in the 4th Block.
Along Hennur Main Road
The flats GCR has rented and sold most often face Hennur Main Road on the layout’s eastern edge — Regency La Majada, VRR Stone Arch, Ferns Nest and SLV Paramount among them. Across the road is Hennur; to the north, Thanisandra.
