Thanisandra, Bangalore: flats, rents & what to know

Thanisandra is an apartment neighbourhood in North Bangalore that runs north from the Outer Ring Road at Nagawara, along Thanisandra Main Road, to Hegde Nagar, Sampigehalli and Bhartiya City. It grew up around Manyata Tech Park, which sits just to the west, and most of what is built here is gated communities.

GCR has handled 118 Thanisandra listings since 2015, most of them flats for rent and sale in the main communities along the road. This page sets out what flats start at today, which communities are on which stretch, and the trade-offs to weigh before you move in.

Thanisandra in short

In October 2026, 2 BHK flats start from about ₹17,000 a month to rent and ₹85 lakh to buy (asking prices). Flat prices and rents in Thanisandra

FlatTo buy, fromTo rent, from
2 BHKabout ₹85 lakhabout ₹17,000 a month
3 BHKabout ₹88 lakhabout ₹26,000 a month

These are starting prices: the lowest asking prices for flats in apartment societies listed in Thanisandra in October 2026, not the average. Most flats ask more — 2 BHKs for sale averaged about ₹11,900 per sq.ft — and newer towers near Manyata ask far more: a current 3 BHK in a premium tower is listed at ₹1.82 crore. The 3 BHK floor sits close to the 2 BHK one because the cheapest 3 BHKs are in older buildings. For context, rentals GCR handled in 2019–20 asked around ₹20,000 a month for a 2 BHK and ₹30,000 for a 3 BHK.

Is Thanisandra a good place to live?

For the right household, yes. Thanisandra works well if you:

  • Work at Manyata Tech Park — about 3 km by road from the Nagawara end and 4.5 km from Hegde Nagar — or elsewhere on the Outer Ring Road.
  • Want a flat in a gated community with a clubhouse, security and power backup; that is most of the housing here.
  • Fly often — the airport is about 24–26 km by road.

Weigh these before you commit:

  • The main road. Thanisandra Main Road carries a lot of traffic for its width. It was concreted only around 2021 and was being dug up again in 2025 for water-pipeline repairs, with several junctions between Hegde Nagar and Chokkanahalli opened up over two years. Drive your daily route at rush hour before you sign.
  • The metro is not open yet. The nearest station will be Nagawara on the Pink Line, about 2 km from the south end of the road and about 4 km from Hegde Nagar. It is under construction and its opening date has slipped several times.
  • Peak hours at the Nagawara junction. Most trips south or west go through the Outer Ring Road junction at Nagawara, which is slow at peak hours.

Where on Thanisandra Main Road to look

The Nagawara end (Ashwath Nagar)

The south end, where the road meets the Outer Ring Road: closest to Manyata, Elements Mall and the future Nagawara metro station. GCR has rented and sold flats here in G Corp The Icon and, towards Manyata, Karle Zenith. The trade-off is the junction traffic.

Mid-road: Sobha City to Rachenahalli

The middle stretch holds the large established communities — Sobha City (including Sobha Chrysanthemum), Monarch Serenity and Purva Atmosphere on the road, with Regency Pinnacle Heights and Arvind Sporcia to the west, just behind Manyata. This is where most of GCR’s Thanisandra rentals have been.

Hegde Nagar, Sampigehalli and Chokkanahalli

The north end, around R K Hegde Nagar: Goyal Footprints, Provident Harmony and, to the east at Bhartiya City, Nikoo Homes. Further from Manyata and the metro, but newer stock and a little more space for the money.

Plots and independent houses

Thanisandra is mostly flats. Sites come up occasionally — in layouts around Nagavara and towards Hegde Nagar — and next-door Hennur and Kannuru have a far wider choice of plots. Browse current sites and plots for sale.

Buying or renting a flat here: what to check

If you areCheck
BuyingThe building’s Occupancy Certificate, the flat’s own Khata / e-Khata, the sale deed chain, and the association’s maintenance dues — ask for a no-dues letter
RentingWho actually owns the flat, the deposit (Bangalore landlords often ask for several months), the monthly maintenance, and the society’s rules on move-in and parking

Our guides go deeper: documents to check before buying and e-Khata. Own a flat here and don’t live in it? GCR’s apartment management service finds tenants and looks after the flat.
