Hennur, Bangalore: plots, homes & prices

Hennur is a residential corridor in North-East Bangalore that runs from Hennur Cross, just off the Outer Ring Road, out along Hennur–Bagalur Road towards the airport. Close in, it is an established neighbourhood of apartments and independent houses; further out, around Kyalasanahalli, Bileshivale and Chikkagubbi, it is mostly gated plotted layouts.

GCR has handled over 300 Hennur listings since 2015 — more than any other area we work — and plots are the bulk of it. This page sets out what sites and homes here actually ask, where in Hennur to look, and the trade-offs to weigh before you buy.

Hennur in short

Hennur suits buyers who want a plot to build on or a home within reach of Manyata Tech Park (about 3 km) and the airport (about 27 km). On listings GCR handled in 2023–26, sites asked a median ₹6,500 per sq.ft and a 30×40 site around ₹84 lakh. The trade-offs: heavy traffic and patchy roads on Hennur–Bagalur Road, and the nearest metro, at Nagawara, is not open yet.

Sites / plots2015–1666Median ₹5,225/sq.ft

These are asking prices, not registered sale prices, and the spread is wide for a reason: a site near Hennur Cross and a plot in a gated layout at Bileshivale are different products. Corner plots, east- and north-facing plots, wider roads and A Khata or BDA title all ask more.

For flats we have too few recent Hennur listings to quote a fair figure — ask us for current prices in the specific project. Whatever you buy, budget for stamp duty and registration on top: see our stamp duty and registration guide.

Is Hennur a good place to live?

For the right buyer, yes. Hennur works well if you:

  • Work at Manyata Tech Park or along the Outer Ring Road — Manyata is about 3 km from Hennur Cross.
  • Fly often — the airport is about 27 km by road via Hennur–Bagalur Road.
  • Want to build your own house — Hennur has one of the widest choices of plots this close to the city.
  • Want space and newer gated layouts at a lower rate per sq.ft than older inner-city areas.

Weigh these before you commit:

  • Traffic. Hennur–Bagalur Road is busy at peak hours and has a record of potholes and waterlogging in the rains. Drive your daily route at rush hour before you buy.
  • The metro is not open yet. The nearest station will be Nagawara on the Pink Line, about 2.5 km from Hennur Cross. It is under construction and its opening date has slipped several times.
  • Outer layouts are still filling up. Around Bileshivale and Chikkagubbi, shops, schools and hospitals are a drive away, not a walk.

Where in Hennur to look

Hennur Cross and inner Hennur

The established end, next to HBR Layout and Kalyan Nagar: older independent houses, apartments and the occasional resale site. Closest to the Outer Ring Road, Manyata and the future Nagawara metro.

K. Narayanapura, Geddalahalli and Byrathi

Mid-corridor, around the Kristu Jayanti campus. A mix of apartments and plotted layouts — see what is currently available in Byrathi, next door to Kothanur and Thanisandra.

BDA Arkavathy Layout blocks

Blocks of BDA’s Arkavathy Layout (the 15th, 18th and 20th among them) sit between Hennur and Thanisandra. These are planned BDA sites, so title and approvals are simpler — but Arkavathy has a long history of land litigation, so check each site’s allotment and possession papers carefully. Browse our BDA sites.

Kyalasanahalli, Bileshivale and Chikkagubbi

Further out along Hennur–Bagalur Road, about 6 km from Hennur Cross: gated plotted layouts and villa communities with larger plots (40×60 and up are common). This is where most of the higher-priced listings in the table come from. Nearby Kannuru is similar.

Buying a plot in Hennur: what to check

Hennur plots come with three kinds of title, and each needs different checks:

TypeWhat to check
BDA site (e.g. Arkavathy)Allotment letter, possession certificate and every sale deed since the original allottee
Private DC-converted layoutDC conversion order, approved layout plan, and an A Khata or e-Khata — not B Khata
Revenue or unapproved plotUsually B Khata: no bank loan and harder to resell. Price it as a risk, or walk away

Our guides go deeper: documents to check before buying, A Khata vs B Khata and e-Khata. Browse current sites and plots for sale.
